Villa Bois Dore in Valbonne

A Provencal villa recently built, specially convenient for one or two families with children (fits 6 adults, and 2 kids or teenagers and baby (ies) according to case). To be noted that this villa does not accomodate 8 adults.

This quiet villa is located on a small hill between Valbonne and Mougins, facing the village of Castellaras from a distance, in a closed area of 8 other houses, with video camera at the entrance to the closed Domain. (Valbonne is located in the Nice-Cannes-Grasse triangle).

The 1867 sqm private property is fully fenced and has its own pool unguarded (9 x 4 m - depth 0,55 to 1, 60 m) which can be heated on request. The pool is secured by an alarm in accordance with the latest French safety standards and is surrounded by a synthetic lawn with 8 comfortable chairs. For those who prefer the shade, there are several trees, 3 parasols, or better the 40 m2 of covered terrace overlooking the pool, also the place to be for lunch and dinner (+ 2 sunbeds). In the lower restanque, lies the bowling alley for playing Petanque , well lit for evening games,inviting teams to play this typical French sport, while friends and family can enjoy and encourage players while resting on two comfortable benches.

nd juniors will appreciate the playground wooded fenced area at the back of the House where a swing with slide and a trampoline await, as well as a football table, hammock ,a table tennis and sandpit.

The owners, former expatriates in Asia, are living in Mougins , 7 kms away, during the summer season, thus the villa is entirely at the disposal of the tenants.

An outdoor Spa is installed near the swimming pool. This device measuring 2 x 2,10 meters is very comfortable for 4 people, with one lying down , 5 people can stick to it. The filtering is done with chlore and Ozone . (On request only).

GROUND FLOOR .
Dining area: A spacious living room (60 sqm) furnished with an oriental flavor includes HIFI set, video disc player, and a large high definition flat curved screen tv , giving access to major local and European channels, Netflix,; Primevideo, Disney+, Rakuten TV, TV+ etc..; a lounge and a dining room seats 8 at a large rosewood table. The 3 bedrooms are equipped with large closets (racks/hangers), all with large size beds (190 x 180 cm), two of which can be converted into twin beds (190x90cm) upon request.

The two ground floor bedrooms (the master bedroom + main bathroom are upstairs) are communicating respectively with 2 showers/WCs. Guest toilet are located near the lobby downstairs, bringing the total number of WC to 4 in the house. The front bedroom allows direct access to the pool.

The office corner at the far end of the room, near one of the four baywindows, behind a small screen has an Orange Livebox connected to the internet via optic fiber, allowing fast connection for PCs , smartphones et... using Wifi or ethernet. The living/dining room lead to a luxurious Provencal kitchen fully equipped with dishwasher, microwave, oven, large American freezer/ fridge , 3 positions induction and hob. A laundry corner accessible from the kitchen through an interior corridor is equipped with an 8 kg washing machine, a large tumble dryers (8kg), a sink and even a spare refrigerator.The living/dining room lead to a luxurious Provencal kitchen fully equipped with dishwasher, microwave, oven, large American freezer/ fridge , 3 positions induction and hob. A laundry corner accessible from the kitchen through an interior corridor is equipped with an 8 kg washing machine, a large tumble dryers (8kg), a sink and even a spare refrigerator.
Well equipped and modern: a sliding bay window gives access to the wooded garden at the back and a window over the sink - equipped with bars — provides garden views. Another door lead to a separate laundry area .

UPSTAIRS.
The master bedroom and bathroom are upstairs with 2 washbasins, bathtub and a larger shower. TV in this room gives access to the French channels and several foreign channels +Netflix, Primevideo, Disney+. This floor also houses the corner reserved for 2 children in bunked beds, alongside but separated from the bedroom main. This corner can be closed by a sliding door and has its own window with bars. The floor has a balcony with view, protected by an electric awning that retracts to the wind (as on the ground floor for the patio), table and chairs.

An additional aircon unit controls the air temperature of the kids corner, the bathroom and landing area. (The central aircon covers the 3 bedrooms and the lounge/dining area.

One baby cot and one highchair are available.

A FRIENDLY OLD VILLAGE
Valbonne is a very pleasant village with a wide choice of restaurants, galleries, country stores, a typical "Place des Arcades" for the sunset aperitifs and a market every Friday. Just nearby the medieval summits of Plascassier and Mougins, well known for its gastronomy. A 15 minutes drive takes you to Grasse and its perfumes, or the port and beaches of Antibes, famous for its Vauban fort , its jazz festival and even more - for the kids - for his unforgettable Marineland (between a half and a full day following the interest and age of children).
For older or teenagers who prefer the water games, slide etc... consider a day a the Aqualand in FRÉJUS (43 km).

Cannes is just about 12 km away: the Lérins islands , its Bay, its luxury shops in the street of Antibes, luxury hotels and casinos, its movies festival in May and its beautiful four evenings of July and August each year (Musical Fireworks competition between various countries)..
For golfers, there are 28 on Riviera golf courses. Nice international Airport at 24 kms.
